We provided architects services for this small residential project in Didsbury, Manchester. The project was for the conversion of the existing garage within a modern three storey townhouse. Ibelin Architecture was appointed by the Client to convert the garage (which was currently being used as a store and utility room) into a Playroom that could also be used as a spare Guest Room. An original Planning Application for a two storey extension which included plans for a garage conversion had expired, and the client was unsure if a new Planning Application would have to be submitted to Manchester Planning. Initial consultation with the Planning Officer confirmed that Garage Conversions are regarded as 'Permitted Development', so Planning Permission was not required, as long as the external materials used were similar to the original building.
The architect made a measured survey of the building, and compiled a detailed set of existing and proposed drawings for a Full Plans Building Regulations application. The submission had to ensure the walls and floor was thermally up-graded, and insulated to the current Part L Regulations, while the Party Wall and ceiling had be sound-proofed.
The architect drafted Party Wall Notices to the neighbouring property owner, as prescribed in the Party Wall Act, because work would be carried out to the Party Wall. Ibelin Architecture assisted the Client through the Party Wall process, so the neighbour would give consent for work to begin.
The conversion has helped provide a fun, versatile space for the family that integrates the Ground Floor with the streetscape, and increases the surveillance of the immediate area.
